The Crossvine in Schertz growing along with area

As cities along Interstate 35 between San Antonio and Austin continue to grow, so has The Crossvine, a master-planned community in Schertz.

“The strong demand for quality housing in this region, as the growth of Schertz and other cities along the Interstate 35 corridor, is begin answered by The Crossvine—especially as it heads into the second phase of development, which will expand the interconnected, collaborative community,” said Chris Price, president of Schertz 1518 Ltd., the developer of the community.

The first phase of the 540-acre community, which broke ground in 2013, includes 120 single-family homes being built by David Weekley Homes and Ryland Homes on 50-, 60-, and 70-foot logs. As of the end of February, roughly 70 percent of these homes had been sold, with prices ranging from the $220s to the $450s. This first phase of the community also features four pocket parks, including a trail system, an open-play field, a fitness course and playscapes.

In the second phase, the two homebuilders will be constructing 121 one- and two-story homes priced from the $250s to the $450s. Additional pocket parks and outdoor spaces will be unveiled in this phase as well.

Future sections of the community will offer a variety of different home types, including garden homes, townhomes and multi-family clusters, as well as opportunities for commercial retailers to set up shop in two designed “Town Centers.” Construction in The Crossvine is expected to take place over a 10-year span and eventually include 1,600 residences.

Every section of The Crossvine will be connected by an extensive, winding greenbelt system comprised of open green spaces and more than 12 miles of hike and bike trails. Pocket parks and other gathering areas are interspersed throughout the neighborhood, and there is a central amphitheater and amenity center for barbecues, birthday parties, pool days and neighborhood get-togethers.

The community recently unveiled the first of a series of lending libraries for the neighborhood. The first library, which also doubles as a bench, is pre-stocked with more than 30 books that cover a range of interests and reading levels. The plan is to create and maintain additional customized lending libraries that will be installed near mail kiosks and pocket parks in future phases of The Crossvine, so residents can share the joy of reading with their neighbors and friends.

The Crossvine’s location, with frontage on FM 1518 and Lower Seguin Road, means residents enjoy close proximity to Randolph Air Force Base and easy access to downtown San Antonio and Interstate 35. Schertz was ranked 40th out of the 100 “Best Places to Live” in the United States by CNN’s Money Magazine in 2009.

Schertz has the comfort, feel and stability of a small town with the big city advantages of proximity to excellent employment opportunities, entertainment and culture. Children in the community attend the highly rated Schertz-Cibolo-Universal City Independent School District.

The city’s location between two of Texas’ main thoroughfares (Interstate 35 and Interstate 10) provides it a unique advantage for growth and easy access to both highways for travel. Similar to the massive area that makes up the Dallas-Fort Worth metroplex, the stretch of land between Austin and San Antonio continues to be a dynamic economic growth region, and The Crossvine “is positioned to exemplify strategic development as the two cities grow closer together,” Price said.

Over the coming months, The Crossvine will sponsor a number of community events designed for the whole family, ranging from large regional celebrations to smaller neighborhood gatherings.
